We handle personal information in accordance with Canada's Personal Information Protection and Electronic Documents Act (PIPEDA), Alberta's Personal Information Protection Act (PIPA), and Canada's Anti-Spam Legislation (CASL).

What personal information we collect
We only collect what we need to respond to you and evaluate your property. Depending on how you contact us, this may include:
- Contact information — your name, phone number, and email address
- Property information — the address of the property you're asking about, and details about its condition, occupancy, or your situation
- Communications — notes from our phone calls, texts, emails, or messages with you
- Website and advertising data — if you reach us through an online form or advertisement, we may receive basic technical information (such as your general location or how you found us) from the platform you used
- Lead form data from Meta — if you submit a form through a Facebook or Instagram ad, Meta may pre-fill your name and phone number from your account and pass it to us. Meta's own Privacy Policy governs how they handle your information on their side
We do not collect financial account numbers, credit information, government ID numbers, or Social Insurance Numbers through our forms or advertisements. Please do not send us this information.
Where we collect it from
We collect personal information directly from you — through our website, lead forms on advertising platforms (such as Facebook or Instagram), by phone, text, email, or in conversation.
We may also use publicly available information (such as public property listings or land records) to evaluate a property.
Why we collect it, and how we use it
We use your personal information to:
- Contact you about your property and your enquiry
- Evaluate the property and prepare an offer for you
- Communicate with you throughout the process, including by phone, text, or email
- Arrange inspections, viewings, or closing where you choose to proceed
- Keep records of our transactions and enquiries
- Meet our legal and regulatory obligations
We only use your information for the purposes described above, or for a purpose you have specifically consented to.
We do not sell your personal information. We do not add you to marketing lists you didn't ask for.
Electronic communications and SMS consent (CASL)
By submitting your contact information to us — whether through our website, a Meta lead form, or another channel — you expressly consent to receiving follow-up communications from Hearthrow Properties, including by phone call, text message (SMS), and email, for the purpose of discussing your property and our offer.
We will only contact you in connection with your enquiry. We will not send you unsolicited promotional messages.
To stop receiving messages from us at any time:
- Text messages: Reply STOP to any text message from us
- Email: Reply with "Unsubscribe" or use the unsubscribe link if provided

Our website uses cookies and similar tracking technologies to understand how visitors find and use our site, and to improve the performance of our advertising.

- Meta Pixel — a tracking tool provided by Meta Platforms Inc. that allows us to measure the effectiveness of our Facebook and Instagram advertisements and, where you have consented on Meta's platform, to show relevant ads to people who have visited our site. Information collected by the Meta Pixel is subject to Meta's Privacy Policy.
- Essential cookies — small files stored on your device that allow our website to function properly.

Consent
By submitting your information to us, you consent to us collecting, using, and disclosing it as described in this policy — including contacting you by phone, text, or email about your property.
You can withdraw your consent at any time by contacting us (see below). If you withdraw consent, we will stop contacting you, though this may mean we can't continue evaluating or purchasing your property. Some information may be retained where we are legally required to keep it.
When we share your information
We keep your information confidential and share it only where necessary, including with:
- Professional advisors — such as lawyers, notaries, or accountants involved in a transaction with you
- Service providers — such as inspectors, contractors, or appraisers we engage to assess a property, and the software providers we use to manage our records
- Potential purchasers or assignees — Hearthrow Properties is a real estate wholesaling business. We may assign our interest in a purchase contract to another buyer. Where you have entered into an agreement with us, we may share property information with a prospective purchaser or assignee, their lender, and their advisors so the transaction can be completed
- Where required by law — such as in response to a court order or legal obligation
We require our service providers to protect your information and to use it only for the purposes we've engaged them for.
Storage and information outside Canada
Some of the tools we use to run our business — including advertising platforms, email, and file storage — may store or process information on servers located outside Canada, including in the United States. Where that happens, your information may be subject to the laws of that country and accessible to its courts or law enforcement. We take reasonable steps to ensure our providers protect your information appropriately.
How we protect your information
We use reasonable physical, organizational, and technological safeguards appropriate to the sensitivity of the information, including access controls, password protection, and limiting access to those who need it to do their work.
No method of transmission or storage is completely secure, but we take our responsibility to protect your information seriously.
How long we keep it
We keep personal information only as long as we need it for the purposes described above, or as required by law. If we don't end up doing business together, we will keep your enquiry only as long as reasonably necessary, and then securely destroy or anonymize it.
Your rights

- Correct information that is inaccurate or incomplete
- Withdraw consent to our use of your information (subject to legal or contractual limits)
- Ask questions or make a complaint about how we've handled your information

If you are not satisfied with our response, you may file a complaint with the Office of the Privacy Commissioner of Canada (priv.gc.ca) or, in Alberta, with the Office of the Information and Privacy Commissioner of Alberta (oipc.ab.ca).
