The conditions we've bought homes in
We'll keep this concrete. We've purchased homes with:

- Kitchens original to the 1970s and 80s — outdated appliances, worn-through flooring, broken cabinet doors
- Basements with water damage, mould, or flooding history
- Garages, sheds, and rooms packed floor to ceiling with belongings left behind
- Properties that hadn't been properly maintained in years
- Homes with structural issues, outdated electrical panels, and plumbing problems
- Properties with sitting tenants who weren't cooperative
- Estate homes with contents still inside — furniture, clothing, accumulated belongings going back decades

What you don't have to do

- No repairs. Don't fix the roof, the furnace, the plumbing, or anything else. We handle it after we buy.
- No cleaning. Don't scrub, paint, or tidy. Leave it exactly as it is.
- No staging. No need to make it look presentable for photos or showings.
- No emptying. If you have furniture, appliances, or belongings you don't want to move, leave them. We sort it out.
- No contractor quotes. You don't need to get estimates or plan any renovation work. That's our job after closing.
